and I was just reaching out to see if you were interested in selling.

We invest in real estate properties in several markets across the U.S. 

 

                                   HOW DID YOU GET MY NUMBER?                                  
  We are looking to buy a few properties in the area. Have you considered selling your property at "Property Address"  "Property City" "Property State"?  

We use a 3rd party service that searches for home owners who might be motivated to sell? It's all public information.

   I need a little more information on the property if you don't mind.

·         Is the property listed with a Realtor?

·         Can you confirm the Square footage is ______

·         It is a __/__? are those full bathrooms?

·         How big is the lot?

·         Do you know what year it was built______      Looks like it was built in ______Does that sound correct?

·         Garage or Carport? Is that 1 or 2?

·         Is it on a Septic or Sewer system?



                          CONDITION OF THE PROPERTY                         
   Can you tell me about the current condition of the property?   

·         What repairs have you been able to do to the property? How long ago was that?

·         What repairs does the property need?

·         How old is the Roof...Is it the original roof? Any leaks?

·          HVAC has it been serviced lately? Running Properly? Central heat & Air?

·         How about the kitchen and bathrooms...Have they been updated in the last few years?

·         Electrical and Plumbing (older home) All updated and working properly?

   Cosmetically is the property updated to 2022 or is it pretty dated?  

·         What would you change if you had couple $ Thousand dollars to spend on it just for cosmetics?

   Is the property currently vacant, occupied by renters or are you living in it?  

·         How Long has it been sitting vacant or been rented? 

·         How much does it rent for? 

·         How long is the lease? Or do you have that on a month to month? 

o    ​Do you know where you will relocate to?

o    What is your timeline? How quick are you wanting to sell? 

                              WHAT IS THEIR MOTIVATION?                    
   Besides getting the right price, what's another reason why you would consider selling at this time?   

·         Tired of renters

·         Downsizing

·         Need more space

·         Moving

 

   What do you think the property is worth right now in the as-is condition?     

·         How did you come to that number?

·         Is that your lowest price?

·         If we pay cash, close quick, and purchase as-is no repairs...what would be the best price you could consider?

·         Is that the best you can do if I took care of all closing costs as well​
